A staged repaint of the common property across a Byron Bay strata complex — facades, walkways, balustrades and stairwells — delivered building by building while residents stayed in place.
The brief
A Byron Bay body corporate needed the common property across their complex refurbished: sun-bleached facades, chalking balustrades, and stairwells and walkways that had not been touched since handover. Residents were staying put throughout, and access to every unit had to be maintained.
Our approach
We worked to a building-by-building programme agreed with the committee, with notices issued to residents before each stage. Surfaces were pressure cleaned, rust spots on balustrades were treated and primed, and render repairs were made good before coating. Walkways and stairwells were staged so at least one access route stayed open at all times, and all works were carried out to the site safety requirements of an occupied residential building.
The result
The complex was completed on programme with no loss of access for residents and no variations to the agreed scope. The committee holds a written specification of the system applied, which makes the next maintenance cycle straightforward to quote and schedule.
